Search packets arrive looking finished. A current title, a company extract, a print from a professional roll. Someone has highlighted the owner’s name and left the rest. The rest is usually the file.

A Title and Search Briefing is a reading of papers you already hold. We do not repeat the search unless a memorial points at a volume that is missing from the packet. We set out, in order, the dealings, caveats, registered interests, historical notes, and administrative advices that a busy settlement schedule tends to flatten.

This briefing is often commissioned by a solicitor the week before settlement, or by a purchaser who has been given “the title” and a weekend to read it. It is also commissioned when a company extract shows a former name and nobody has asked what happened to the business-name entry.

We will say when the packet is incomplete — a cancelled folio not produced, a plan not attached, a roll print that omits the conditions of registration. We will not invent a risk to justify a larger fee. If the search is genuinely clean, the briefing is short and the invoice matches.

From $640 plus GST for a current Queensland title and its dealings. Historical folio work and multi-lot parcels are quoted after we see the first page.
